5 Ways to Increase the Value of your Home
If you are looking to sell your home you might be wondering how you can bring in the best return.
Of course, there are many ways you can add value to your home, some will cost you more than others.
Today, however, I am going to talk about just 5 ways to increase the value of your home.
Clear the Clutter.
While your home is your home, it is great to make it feel yours and homely.
However, when you are looking to sell your home, you want it to appeal to others. Clutter, dirt and smells (even nice fragrances to you) can be off-putting to others.
Potential buyers can often find it hard to visualise themselves within the home if it is too personal to you. So while de-personalising your once loved home may seem hard, in the long run, it may help your sell quick and for a higher price.
Curb Appeal.
First impressions do matter.
So make sure the front of your home is looking its best.
Trim back hedges, plant up or at least weed your flower beds and give those windows and your door a good wash at the very least.
Maintenance and Repairs.
Take some time and go around your home and see what maintenance and repairs need doing.
You might find that spending some money on your home before you sell it means a bigger return.
For instance, have a look at your windows, are they looking a little worse for wear? Then check out something such as these replacement aluminium windows in Northampton.
Not only do they look sleek, but they are going to help let in natural light. Which is a big thing for buyers.
On a smaller scale, things like repainting as well as switching out wallpaper for paint can make a huge difference.
Bathroom and Kitchen.
Out of all the rooms in your home, you are going to want to pay particular attention to the bathroom and kitchen.
These areas can make or break a sale. So if you decide to refresh one or two areas of the home go with them. You could also upgrade certain areas, such as taps and handles to add value.
Also, make sure you also clean these areas before people visit. A clean bathroom and kitchen say a lot.
Bring in the Light.
Light is everything, honestly, we once viewed a bungalow where even with the lights on in the day, it felt dark. It put us off straight away.
So do everything you can to allow in the light.
Like I said before if you have any issues with windows think about replacing them. While adding mirrors to help bounce about light can really help open up a room.
If your home is naturally dark, even when the sun is out, then reassess the artificial lights around the place and have a think about how you could alter them to work better for the space.
So there you have 5 ways to increase the value of your home.

So much good advice, thank you. I hate depersonalising anything, but you’re absolutely right, it is well worth doing when you’re selling.
For people who can’t afford to spend much, decluttering, even moving many boxes of things you want to keep to a storage bin can help. Then spend money on a deep cleaning top to bottom, including the basement. Any small repairs, like lights that don’t work, a burner on the stove, a crack in a window, all make an impression of making you wonder what else hasn’t been done that you can’t see. Odors are a biggie, too. These are small change that can help you get a better offer and faster, too. You want your house to look loved and cared for (hopefully it was)!
We are hoping to sell this year but have a bit of work we need to do first

It is such a big thing isn’t it – I’ve lived somewhere which didn’t really let in the light and felt so different to somewhere which does.
I am currently in the middle of home renovation. We have really upped the curb appeal!

Finding more ways to increase light in your home is so important. It’s one thing I would really like more in a couple of the living room areas.

These 5 tips definitely make a house look nicer. Fun thing that some simple changes can make a house sell faster and may even at a higher value. They are probably the same thing house flippers do to turn a profit.

Sometimes renting is the best thing you can do I think. You don’t need to worry about all the repairs.
Curb appeal is so important. Who wants to buy a home that looks poorly maintained on the outside?

My daughter and I were just discussing this very topic! To increase the value of her home she will be having her kitchen and bathrooms remodeled. Over here, my husband and I will be working on increasing curb appeal by adding more flowering plants to the mix.

I agree with all these. We have had our home for going on three years this fall. We have been slowly working on it and making it look nicer. It’s great to increase the value while you can.
It is nice when you start to make your home, feel like yours isn’t it.

I agree that the bathroom and the kitchen can be deal breakers when it comes to buying a home. I know they are in my “house must haves”, together with central heating. Light is also very important, the more, the better everything looks inside.

As you mentioned smells, the most off putting for us was the smell of bacon. We went to look around a house for sale and the owner had just fried bacon and she admitted that she did it because she heard that the smell would be homely and help sell her house. It was so overpowering that we couldn’t get out there fast enough. It also made me wonder about the vegetarians who would be looking to.
Oh dear what a shame, I couldn’t imagine the smell of bacon tempting me to buy somewhere, bread perhaps.
I am currently going through my house and making lists of things we need to before we sell our house. We are hoping to put it on the market in January.

These are great tips. I definitely see an updated kitchen as a must. Those are the most expensive renovations and home buyers are already dropping a lot of money for a down payment, so the last thing they want to do is renovate a home.

These are some great tips. I don’t currently own my own home, but I am looking to buy somewhere soon, hopefully within the next couple of years!
My mum bought my house over 7 years ago (I rent it from her). It was in a complete state when we bought it, but by putting in the work, e.g. sorting out the electrics, redecorating and putting in a new kitchen/bathroom, she’s added £££s onto its value. When I come to buy/sell my first house, I’ll definitely be asking her to help!
